A small stain beneath an upstairs window was the first visible sign. The owners had repainted the area once before, but the mark returned after heavy rain. In this case, the combination of concealed moisture damage and widespread detailing concerns made partial repair a higher-risk option.

Recladding provided the opportunity to remove the existing exterior system, inspect the structure properly and rebuild the weatherproofing layer in a more reliable way. It was a significant decision, both financially and emotionally, but it gave the owners greater certainty about the condition of their home.

A full reclad is not simply a cosmetic upgrade. Done properly, it is a coordinated building project involving demolition, structural repairs where required, new wall underlay, cavity battens, flashings, cladding, windows or window integration, and reinstatement of exterior features. Each component needs to work with the next.

Planning the work before demolition

Before work began, the project required a clear scope, consent planning where applicable, and a realistic discussion about unknown conditions. The owners were advised that opening up the walls could reveal additional repairs. Allowing for this possibility from the start helped avoid the shock of treating every newly discovered issue as an unexpected failure.

The construction plan also considered how the family would live during the project. Recladding can be disruptive, particularly on an occupied home. Scaffolding, protective wrapping, noise and restricted access all need to be managed carefully. In some cases, temporary relocation is the better choice. Here, the work was staged so the home could remain secure and weather-tight while the exterior was rebuilt in sections.

Clear communication was as important as the physical work. Regular site discussions covered progress, discovered conditions, upcoming decisions and any changes to the scope. Homeowners should never be left wondering what has been removed from their walls or what will happen next.

The leaky home recladding case study: rebuilding the envelope

The first construction step was careful removal of the existing cladding. This is where a disciplined team makes a difference. Demolition needs to be controlled so concealed areas can be inspected, affected framing can be identified, and the site remains safe and protected from the weather.

Damaged timber framing was removed and replaced with suitable treated material. Sound framing was retained where it met the required standard. This balanced approach matters. Replacing everything without reason adds cost, while leaving compromised timber in place undermines the purpose of the project.

With the structure repaired, attention turned to the building envelope. New wall underlay was installed with particular care at laps, penetrations and junctions. Cavity battens created a drained and ventilated space behind the new cladding, helping any moisture that gets past the outer face drain away rather than becoming trapped against the wall.

Window and door openings received correctly integrated flashings. These details may not be visible once the job is complete, but they are among the most important parts of the build. A quality exterior finish cannot compensate for poor flashing, weak junctions or rushed sealing around penetrations.

The owners chose a new cladding solution that suited the design of the home and the maintenance they were prepared to undertake. Material selection is not only about appearance. It should consider exposure to weather, the home’s architecture, long-term upkeep, budget and the detailing needed around decks and openings.

The deck-to-wall connections were also rebuilt to improve water management. These areas are common weak points because they bring together horizontal surfaces, balustrades, fixings and wall cladding. A sound detail needs to direct water out and away from the building rather than giving it a path behind the exterior system.

What changed for the owners

Once the exterior was completed, the house looked refreshed, but the greater value was not limited to kerb appeal. The owners had greater confidence that the walls were dry, framing issues had been addressed and the new weatherproofing system had been installed with a clear purpose.

The project also improved the home’s comfort. Removing damaged materials and rebuilding compromised wall areas helped address the musty smell that had concerned the family. Reinstated linings and finishes returned the affected rooms to a clean, usable condition.

There was no pretending that a reclad is a minor undertaking. It requires investment, patience and careful decisions along the way. However, delaying action where moisture problems are established can lead to more extensive decay, larger repair areas and greater disruption later on.

What this case study can teach homeowners

The first warning signs are often easy to dismiss. Bubbling paint, staining, cracked plaster cladding, loose sealant, mould or a persistent damp smell do not always mean the home has widespread weathertightness issues. They do mean the property deserves a proper look, especially if the signs recur after repairs.

It is wise to seek independent investigation before committing to a solution. A building report, moisture assessment and targeted invasive inspection can help define the problem. From there, a builder can develop a scope that addresses the causes, not merely the visible symptoms.

When comparing proposals, look beyond the headline price. Ask how framing repairs will be assessed, how temporary weather protection will be managed, what flashing and cavity details are included, and how variations will be communicated. A lower price can become costly if vital investigation, preparation or detail work has been left out.

For Auckland property owners, exposure also matters. Homes in open, coastal or elevated locations can face more wind-driven rain than sheltered properties. The same cladding material may need different detailing depending on the site, roof form, openings and surrounding decks.

A sound result starts with honest investigation

A successful recladding project is built on more than new exterior cladding. It starts with an honest view of the home’s condition, follows through with careful structural and weatherproofing work, and finishes with materials installed to perform for the long term.
